DEPOSIT POLICY - A deposit of 50% of lodging costs is due 10 days after booking. Final payment is due 60 days prior to arrival. If final payment has not been received 45 days prior to arrival date, the reservation will be cancelled. Holiday reservations are non-refundable.
SECURITY DEPOSIT AND TERMS- A deposit of $1000 US is required with final payment. Deposit will be refunded within 2 weeks of departure. Tenants occupying the property will be responsible for any damages caused by themselves, or their guests, to the property, or its contents during their stay. If at any time there are more than 16 people (for an 8 bedroom rental) or 20 people (for a 10 bedroom rental) residing in the villa, your deposit will be automatically forfeited. Non-residents are not permitted to enter the villa at any time. No pets will be allowed in the villa. Bedrooms are non-smoking: $200 US will be deducted per room, if smoked in. Weddings are not permitted to take place in the villa without prior consent and will be subject to Event fees and supplementary charges as per our Events Policies. Outside residents will not be permitted to enter the villa for wedding events. No Spring-breakers permitted. The security deposit will be forfeited for non-compliance of these terms. Loss of any villa keys by guests will be subject to $250 US deduction from the security deposit.
CANCELLATION POLICY - Reservations are subject to a minimum of one-night rental cost on all cancellations. Reservations cancelled 90 - 60 days prior to arrival forfeit initial deposit; less than 60 days receives no refund.
HOLIDAY RESERVATIONS ARE NON-REFUNDABLE. This includes Thanksgiving, Christmas, New years and Easter week. Trip Cancellation Insurance is advised and can be obtained through your travel agent.
CHANGES - Confirmed Reservations are non-changeable. 10 bedroom rentals cannot be reduced to a lesser number of bedrooms once a deposit has been received.
NONRESPONSIBILITY - Villa Merissa/Cline Properties, P.O. Box 292, Boulder Creek, CA 95006 and/or travel or booking agents assume no responsibility for loss, damage or injury to person, property, or otherwise resulting directly or indirectly from acts of god, danger incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, loss of internet connection, de jure or de facto, wars, whether declared or not, hostilities, civil disturbances, strikes, riots, thefts, nearby remodeling or construction, pilferage, epidemics, quarantines, custom regulations, delays, or cancellations of, or changes in itineraries or schedule or from acts of omission of any airline, expectations, upset, disappointment, stress or frustration whether physical or mental, or due to any use beyond the control of Villa Merissa and/or booking agents or from improper or insufficient passports, visa or other documents and neither Villa Merissa or any booking agents will be held responsible as a result of any of the foregoing occurrences or conditions.
